What a certifier looks for when you add habitable modules to an existing building.
NCC 2022 energy efficiency
New sole-occupancy units are assessed against the Class 2 energy provisions, including the whole-of-home budget. Our envelopes are specified to achieve 7 stars or better under NatHERS with high-performance double glazing, thermally broken framing and continuous insulation.
BASIX (NSW)
NSW residential additions require a BASIX certificate covering water, thermal comfort and energy. Rooftop modules typically perform well on energy because of unobstructed solar access, and we specify rainwater reuse and efficient fixtures to meet the water target.
Fire safety and egress
Adding storeys changes rise-in-storeys and can change the fire resistance level and egress requirements of the existing building. Every project starts with a fire engineering and existing-building compliance review before the module design is locked.
Acoustics
Inter-tenancy floors between a new pod and the top existing apartment are detailed to exceed the NCC Part F7 discontinuous-construction requirements, targeting Rw+Ctr 55 and Ln,w 55 on the floor assembly.
Structural adequacy
A structural engineer verifies the existing frame for the added dead, live and wind loads, including uplift on the new roof. Where capacity is short, strengthening is designed as part of the works rather than discovered on site.
Accessibility and liveability
Where a lift serves the new level, access and the NCC liveable housing provisions are addressed in the module layout — level thresholds, wider doorways and reinforced bathroom walls.
Prefabricated construction
Modules are built off-site under a documented inspection and test plan, with certification for structural, waterproofing, glazing and services works transferred to the certifier before placement.
